Fences are like rules, or like dotted lines going down a highway - they give us direction as to what’s expected to stay safe and friendly. All these rules are officially laid out as Covenants, but here’s the simple English version.
We share a lot of open space - almost 26 acres! We hope everyone works together to put in bike and walking trails, lake front docks or other common features, as well as to keep noxious weeds and fire dangers under control, and to generally respect and maintain the land.
All homes and other structures must have a setback of 25’ from the lot lines.
All homes must have a septic system permit, an electrical building permit, and a plumbing permit to meet the requirements of Montezuma County. That’s it.
Water from Montezuma Water Company has been reserved for each lot, and will be available at CR 29 upon payment of a tap fee by lot owner.
Natural gas is available from CR 29.
Electric and telephone service (what’s that?) are available where service connections or transformers have been placed.
Underground utilities are required from service areas to your lot, payable by you.
Dark sky lighting and quiet - including control of small domestic animals - is required.
Xeriscaping is preferred. No separate irrigation water is currently available.
Homes and secondary dwellings should conform to the neighborhood’s standards for size, sustainability and energy efficiency. Active and passive solar are encouraged. Every home must be on a permanent foundation.
Of course you can work from home, as long as noise and visitor impacts don’t affect your neighbors. Same with renters - welcome, within respectful constraints.
Of course you can have your RV, ATV, 4x4, boat trailer, multiple boats, etc … as long as they don’t overly affect your neighbors.
